Turning the Page in 2020

Aloha,

For many years, I’ve written blogs that explored island lifestyle, history, customs, business, art and environment in Hawaii. It’s been awhile since I have written and a great deal has changed since then.

I have tried a few times this year to update my blog. Every day was a new challenge and picking a focus was daunting. Now after many months of radical changes, it’s cooling down and fall is in the air. I think we have a little cold front coming in which will be a relief after a hot summer.

In the beginning of 2020, I made very big change and sold the Hale Ho’okipa Inn Bed and Breakfast. After 25 years of hosting wonderful folks and chipping away at historic restoration, it was time to turn the page. The beautiful 1924 heritage home lives on and that is something I am very proud of. The new owner hopes to open a Bed and Breakfast once all the dust settles.

Now onward for me. Time to look forward to more fun Art projects (website coming soon) and great Real Estate adventures. Speaking of great adventures, I just closed escrow on a large beautiful lush property for some wonderful friends/clients. It’s been a great adventure, and I certainly feel like we are back in time while exploring the dense landscape.

As we open to tourism, my hope is that an emphasis is put on sustainable and an environmentally aware industry . Hawaii has learned through this that we need to diversify economically. Sadly, many small business did not survive this pandemic driven shut down.

Wherever you are in the world, may we all remember that no matter how hard world events push against us, there is always an opportunity to dip and dodge, push back , take a deep breath or two, orient towards a pleasant thought or imagine, and carry on.” Hug Your Loved Ones if You Can” is my great piece of advice.

Maui Market Minute

Our inventory remains low and coupled with a high demand now, the market is moving. Strong buyer activity has continued into the fall, which is normally the start of the seasonal slowing of the housing market. Speedy sales are the norm during this fall season.

NewListings decreased 3.9 percent for Single Family homes but remained flat for Condominium homes. Pending Sales increased 31.8 percent for Single Family homes but decreased 9.3 percent for Condominium homes. Inventory decreased 27.4 percent for Single Family homes but increased 51.4 percent for Condominium homes.

Median Sales Price increased 9.1 percent to $785,000 for Single Family homes but decreased 8.3 percent to $495,000 for Condominium homes. Days on Market decreased 16.6 percent for Single Family homes and 15.3 percent for Condominium homes. Months Supply of Inventory decreased 20.4 percent for Single Family homes but increased 100.0 percent for Condominium homes.

Many Pending Sales currently under Escrow were done via video chat prior to arrival. The land I just closed on was sold with the Buyer seeing video clips, photos and Facetime. Luckily she knows the area. I like to give clients a good overview of neighbors, etc. All the tools available to us now are very helpful
